Newly built house in the centre of Jelsa (island of Hvar)
A newly built house on a 288 m2 plot is located three minutes’ walk from Jelski Square, the waterfront, and the sea.
It is rare to find a new building in the centre of Jelsa that offers a combination of modern conveniences and the place’s historical charm. The house is located on the plot’s edge, allowing for a spacious yard with numerous possibilities for decoration.
The house is entered from the courtyard. An external staircase separates this house into two floors, i.e., 2 possible spaces that can be used as two apartments or a business space.
The ground floor is larger and consists of a connected space that combines the currently imagined kitchen and living room, a bathroom, a bedroom and a small storage room.
The first floor consists of a 23 m2 covered terrace through which you enter a 40 m2 studio apartment with an additional bathroom. The upper space is entirely open, and the ceiling is relatively high due to the sloping roof.
The house was completed in 2024 and recently received a valid occupancy permit. High-quality materials were used, resulting in an “A” energy label. Reinforced concrete construction, stone wool, and high-quality carpentry with protective shutters ensure durability and energy efficiency. Each floor has its air conditioner for heating and cooling.
The yard is mostly concrete, with a small green area left. It is additionally enriched with night lighting and a jacuzzi.
Due to the high stone fences, the house is quite intimate and quiet. The neighbouring homes are owned mainly by the church, which is not really used.
This house perfectly combines modern comfort and authentic island life, providing an ideal space for living or business activities in the heart of Jelsa.
