House with a fairytale view in a unique location, first row to the sea, Bošana, Pag Island
The house with a net useful area of 117 m2 spans three floors.

The basement houses a cellar which currently serves as the house’s storage room, has its own separate entrance in the courtyard, and a toilet. It can also be converted into a studio apartment.
The ground floor, consisting of a living room and kitchen, two bedrooms, and a bathroom, is the main part of the house.
The first floor features a studio apartment with a kitchen, bedroom, and bathroom.
All parts of the house have separate entrances, adding to the absolute privatization of the property. It’s important to mention the unobstructed view from all parts of the house of the sea and Velebit mountain range since the house is situated on a cliff.
The house, located in a wooded bay, first row to the sea, offers peace and privacy throughout the year. An ideal tourist investment, but also suitable for residential purposes.
The distance to the sea and the nearest sandy-pebble beach is 160 m. The distance to the center of Pag town is a 10-minute drive. It takes 45 minutes by car to reach the highway and 1 hour to Zadar city.
Bošana is a small settlement located several kilometers north of Pag town, on the old road that historically connected Novalja and Pag town. It stretches on steep cliffs above the sea, offering a unique and beautiful view of the Pag Bay. Picturesque gravel and sandy beaches surrounded by rocks are found, and above the village is the highest peak of the island – Sv. Vid, which hiking enthusiasts can climb via a steep and demanding trail. Immediately behind Bošana is the Special Reserve of Forest Vegetation Dubrava – Hanzine. This protected natural spot, the only one in the area of Pag town, preserves the remains of the original black oak forest. Vegetation here has developed immunity to the island’s harsh climate, characterized by strong winds and salt spray, and research has indicated the presence of valuable genetic material never before recorded in forestry. There are no hospitality facilities in the village itself, but the nearby town of Pag will fulfill every need for shopping or entertainment.
