In the small but distinctive village of Šimuni on the island of Pag, there is a building plot situated on a gently elevated position with a secured sea view from several sides.

The land is only a few minutes’ walk from the sandy Zlatna Beach, which is bordered by forest along its entire length, providing natural shelter and a pleasant place for relaxation. On the opposite side, the plot is oriented towards ACI Marina Šimuni with more than 150 berths.

The plot has a total surface area of 1,546 m² and is located within an undeveloped but regulated part of the settlement of Šimuni. A smaller part of the land is planned to be included in a future road expansion. Infrastructure connections, water and electricity, are located next to the plot.

It is possible to build one house on a larger plot or up to two residential buildings, as the minimum building plot size in this zone is 600 m², while the maximum above-ground building area is up to 600 m².

Šimuni is an area that is becoming increasingly well known on the island of Pag due to its micro-location and natural surroundings. Because of its peaceful setting and long beach, the location is attractive for family use and leisure. It is situated halfway between Novalja (11 km away) and the town of Pag (12 km away), and only a 15-minute drive from the Žigljen ferry port.
